Base-building CCTV & access upgrades

Lobbies, lifts, car parks and loading docks running on systems past their best — replaced in stages, floor by floor and riser by riser, so the building never loses coverage or locks out a tenant mid-upgrade. Existing cabling reused where it tests sound, to keep cost and ceiling access down.

Intercom risers & building entry

Ageing intercom risers are a slow bleed of tenant complaints. We replace building entry and intercom systems with modern IP platforms — 2N, Akuvox and Aiphone among them — tying entries, lifts and tenancy handsets together, with the riser work planned around occupied floors.

Common-area WiFi

Lobbies, shared meeting floors, end-of-trip facilities and building apps all assume connectivity the base building was never cabled for. We design and install common-area WiFi as building infrastructure — owned by the building, documented for the building, and separate from any tenant’s network.

One agreement across the portfolio

Five buildings shouldn’t mean five security contractors, five report formats and five phone numbers. A portfolio maintenance agreement puts CCTV, access, intercoms and alarms across your buildings under one program — same technicians, same documentation, one line on the budget.

We work the tenancies too. That’s the point.

Most building contractors know the base building; most fit-out contractors know the tenancy; the problems live at the boundary — the tenancy reader that has to talk to the building system, the intercom handset on a fitted-out floor, the fire works that have to be coordinated with our accredited fire partners across both sides. Because tenancy technology is our core business, we already sit on both sides of that line. For an FM that means base-building projects scoped by people who know what tenants will do to them, tenant referrals that land with a contractor who already follows your building rules, and one number to call when a fault refuses to say which side of the demise it’s on.

Can you upgrade an occupied building without disrupting tenants? +

That’s the defining constraint of base-building work, and we plan around it: staged cutovers so old and new systems overlap rather than gap, riser and ceiling work scheduled for out-of-hours windows, and tenant-facing changes — new readers, new handsets — communicated through you before anyone’s card stops working.

Every building in our portfolio has a different system. Can that be rationalised? +

Over time, yes. We audit what each building runs, maintain what’s serviceable, and align buildings to a common platform as each system reaches end of life — so standardisation happens through the capital works you were doing anyway, not a portfolio-wide rip-out.
