Credential-controlled floor access

Card or mobile credential presented in the car or at the lift lobby determines which floors a person can select — enforced by the access platform, on systems such as Gallagher and Inner Range, not by signage and hope.

Coordination with the lift maintainer

Lift controllers are the maintainer’s domain and we treat them that way. We scope the interface with the building’s lift maintainer, work to their requirements in the motor room and shaft, and leave the lift contract undisturbed.

After-hours floor lockdown

Open floor selection during business hours, credential-only after hours — schedules set per floor and per tenancy, with public floors, EOT and car park levels handled on their own rules.

Tenancy-by-tenancy floor permissions

Each tenancy’s staff reach their own floors and the commons — nothing else. Permissions follow the lease: new tenant, new floor rights; departing tenant, revoked in one change instead of a fob recall.

Staging is the project

In an occupied tower, the lift cutover is the hard part — and the part that gets planned first.

The electronics of lift integration are well understood. What separates a smooth project from a week of lobby queues is sequencing: which car comes out of service, when, for how long, and what happens if the interface doesn’t behave on first power-up. In a full tower at 8:45am, one car down is an inconvenience; two is an incident.

So we plan it like FMs plan it. One car at a time, after hours wherever the maintainer can support it, tested in a fallback mode where floor selection stays open until the access side is proven, and rolled back cleanly if anything is off. Tenant communications are drafted per stage, inductions and permits are done before day one, and the lift maintainer’s technicians are booked alongside ours so neither trade is waiting on the other. With 21+ years of industry experience, we’ve learned the staging plan is the deliverable — the readers are just hardware.

Common questions

Do you work with our existing lift company? +

Yes. We don’t replace or bypass the lift maintainer — we coordinate with them. The interface between the access control system and the lift controller is scoped jointly, their technicians handle the lift side, ours handle the security side, and the building’s lift maintenance contract carries on exactly as it was.

Can lift access work be done in an occupied tower? +

It has to be — and it’s why these projects need careful staging. Taking a car out of service at 10am in a full tower creates queues in the lobby, so cutovers run one car at a time, after hours wherever possible, with fallback to open selection if anything misbehaves and tenant notices out before each stage. The building never loses vertical transport.

What happens when a tenant moves in or out? +

Floor permissions change in software, not hardware. A new tenancy is mapped to its floors and its staff credentialed in an afternoon; a departing tenant’s rights are revoked in one action. It also means multi-floor tenants, shared floors and sublets can each be modelled properly instead of everyone getting every floor.

Does floor lockdown affect fire mode? +

No — fire service recall and emergency modes always override access control, and the interface is designed so that’s guaranteed by the lift controller, not by our system behaving well. Where the project touches those interfaces we coordinate with the lift maintainer and, where required, with our accredited fire partners.
