The accidental network
A switch went in with the CCTV upgrade. Another arrived with the access control. The BMS contractor added their own, the EOT fit-out brought a WiFi router, and none of it is documented, monitored or patched. It works — until a switch in an unlabelled cupboard fails and takes the cameras down with it, and nobody knows which cupboard.

Tenants run their own networks for their own businesses. The building increasingly has its own devices — IP cameras, access controllers, intercoms, BMS and metering equipment, common-area WiFi — and they need a network someone owns. A designed base-building network gives the FM one documented, managed platform instead of orphaned kit scattered through risers and cupboards.
Yes, when it’s designed as a converged network rather than one flat one. Each service sits in its own segment — cameras can’t be reached from guest WiFi, guests can’t see the BMS, and a compromise in one segment doesn’t hand over the building. That segmentation, not the hardware, is what you’re paying for in the design.
For most base-building networks we deploy Ubiquiti UniFi, with D-Link in some applications — platforms that scale across a tower without enterprise licensing overhead, are straightforward to support, and give management proper visibility. As always, the recommendation follows the building’s requirements rather than a house brand.
Yes. Access points and switching go in like our other base-building work — riser and ceiling work after hours or in agreed windows, inductions and permits handled, tenant notices out before work near occupied areas, and the lobby presentable every morning. Cutovers to the new network are staged so no building service drops during business hours.
